Burrell Involved in All Phases of Development Project
Tommy’s Express Car Wash has opened a Roseville location, at Foothills Boulevard and Vineyard Road! Burrell Consulting Group, Inc (Burrell) was proud to be part of the successful Project Team from the very start.
Beginning with Burrell’s initial land surveys and entitlement document preparation, our Design Team then prepared the preliminary engineering design studies and tentative map. Since the entitlements were processed through the City of Roseville Planning Department, Burrell worked closely with City Staff. Throughout the process, Burrell assisted with presenting the project to the Planning Commission and City Council.
With the approved entitlements secured, the Burrell Engineering Team got busy with the improvement plans. These plans included determining the feasibility of adding a left turn lane to Foothills Boulevard. This presented a significant challenge as Foothills Boulevard is a 6-lane Major Arterial roadway. Burrell started by preparing geometric layouts. These layouts showed that the proposed left turn lane could provide the necessary length required by the City of Roseville. The geometric layouts also showed that the proposed left turn lane would not negatively impact the existing left turn for an adjacent property or the existing Foothills Boulevard and Vineyard Road intersection. With the left turn lane geometry approved – much to the client’s appreciation – Burrell was able to proceed with the preparation and processing of the Public Road Improvement Plans.
Creative Problem-Solving
The next step in the development process was for Burrell to prepare the Onsite Site Improvement Plans. The design of the 1.5-acre site included site grading, underground utility design, and incorporating stormwater quality features into the site. Although stormwater quality features have become an important part of the design process, they can nonetheless be challenging to incorporate. This is especially true in a commercial site plan where every available parking stall is necessary. To address these two competing requirements – maximizing the number of parking stalls AND incorporating stormwater quality features – Burrell’s creative design team was able to provide a solution. More natural stormwater quality improvements in the form of bio-retention basins and mechanical devices ultimately met City requirements.
Last – but not least, Burrell was involved in all phases of this project; we provided field staking services and construction support to help ensure that all phases culminated in a completely successful project.
